How do I know I can trust you?
The owner of Harmon House Buyers is Matt Harmon. He has lived in Wichita for over 13 years and has been a full time real estate investor for over 7 years. Honesty and integrity are very important to Matt. He understands that selling your property is a very complex and stressful task and he will work with you to answer every question you may have and help you every step of the way. Allot of our business comes from referrals and we want you to be satisfied so you will tell your friends about us.

Are you real estate agents who just want to list my house?
No. We are real estate investors who want to BUY your house if it meets our purchase criteria.

Why should I sell to you instead of selling the traditional way through a real estate agent?
There are several reasons. We will buy your house as is no repairs needed. We can close quickly, in urgent cases 3-5 days, and on average 30-45 days or less. No commissions, real estate agents charge 6% of your sales price in commissions. We pay your closing costs, when selling through a real estate agent buyers negotiate that you pay their closing costs as well as your own!

Why should I sell to you instead of any of the other we buy houses websites?
We are local investors living in Wichita, Kansas. We are easily accessible via phone, email, and in person. You will speak directly to us and we will personally visit you and your house as part of our purchase process.

We buy houses regardless of condition. We actually prefer fixer-uppers!

What if my property has code violations or is condemned?
We buy houses regardless of condition. We actually prefer fixer-uppers!

What if I want to sell you a rental property and I still have tenants living there?
We don't mind tenants good or bad. If your house meets our purchase criteria we will buy your house and deal with your tenants. We provide relief for tired landlords!

I am late on my payments with the bank or late on my property tax payments. Can I still sell the house to you?
Yes we can still buy your house but in a potential foreclosure scenario time is valuable. The sooner you contact us the more likely we can purchase your house and save you from foreclosure.

I need to sell my house as quickly as possible. How fast can you close and get me the money?
We can close very quickly. In most cases we can close as quick as the title company can complete the title work which is currently 3-5 business days.

How do you determine your offer price for my house?
We take several factors into account when determining our offer price: seller motivation level, location, condition, cost of repairs and estimated value after repairs are just a few.

Are there any fees or commissions that I have to pay for selling you my house?
We are investors who make money by buying and selling real estate. We are not real estate agents who rely on commissions. No fees or commissions ever.

Do you buy mobile homes?
Sorry but we do not buy mobile homes at this time.

Do you buy houses already listed with a real estate agent?
We typically do not buy houses listed with a real estate agent because they are usually selling for retail price and need little to no repairs. If the house were a fixer-upper we might be interested if the price is right.

Is it better to call you or to fill out the submit property form on this website?
It is better to fill out the submit property form only because it allows us to capture all the information quicker than a phone conversation to determine if your house fits our purchase criteria.

If I submit my property via your submit property page when will I hear from you?
The key to getting a quick response is filling out the submit property form as completely as possible. We then review your information, run some numbers then contact you to let you know if your house meets our purchase criteria. If your house meets our purchase criteria we will call to discuss the house in more detail and negotiate a purchase price.

Once I complete the submit property form am I obligated to sell you my house?
Absolutely not. The submit property form helps us gather information about your house and your situation that helps us determine if your house meets our purchase criteria nothing more.

Is this process confidential?
Yes. We do not share your information with anyone else unless we receive your permission first.

Do you pay for referrals if I lead you to another house that you buy?
Yes! We pay a $500 referral fee to you for every seller you bring us that we purchase a house from.
