Our lead generation system locates motivated sellers with distressed (fixer-upper) properties in the Wichita, Kansas area. The properties we purchase from these leads cannot be found anywhere else.
We analyze the motivation of the seller and amount of repairs needed and negotiate the purchase price lower than 70% of the ARV (after repair value) for each deal.
Based on the numbers of each particular deal we determine the potential uses for that property. Some we keep to rehab and sell or lease, some we offer to wholesale as is to other investors or owner occupants.
The properties we offer to wholesale to other investors or owner occupants we first offer to to those on our Buyers Priority Notification List before we advertise them to the general public. If you would like to join that list please click here.
The wholesale properties we offer are always lower than 70% of the ARV (after repair value) and in most cases 10-30% lower than 70% allowing plenty of room for investors to step right into immediate equity or build sweat equity quickly after repairs.
